RENTAL RATES & PAYMENT TERMS
Villa rental rates are based on two persons per bedroom/bed. Rates depend upon the number of guests staying with us and the number of beds/bedrooms used. While the entire property will be for your exclusive use, unused bedrooms will not be accessible to guests. Rates shown are for one week/(7) nights. Additional nights or nights fewer than (7) will be prorated based on weekly rate. Rates are subject to change.
The 12.5% Virgin Islands tax and refundable $500 security damage deposit are not included in the rental rates. These will be added and collected as part of the second/final payment installment.

Peak Season. Minimum (7) nights, except in the event that we have un-booked nights between longer reservations.

Low Season. Minimum (5) nights, but we will accept (4) nights if there is space available and/or you are willing to pay a higher rate.

If children are staying at East of Eden, we will require a notarized liability waiver signed by both parents. We will send this document after confirming your reservation. The document will need to be notarized, signed and returned to us with payment at least 45 days prior to arrival.
Please note that when you book directly with the owners of East of Eden St. John, you will not incur the 5% service fee charged by certain villa management or online booking companies.
We require a 50% deposit within 7 calendar days of booking and the remainder is due no later than 60 days prior to your arrival. You may pay via a transfer to our PayPal account (that we will provide), a cashier's check or a personal check. Given that mail service can be less than 100% reliable, it is advisable to use PayPal if you are able. More detail will be provided after booking, but feel free to call us if you have questions about our terms and payment method.
We require a refundable security deposit of $500. For more information on our Damages policy, please see our Rental Policy.
AND LIABILITY RELEASE
Upon confirmation of booking, Guests will be required to sign a contract and accept our Payment/Cancellation Policy and Liability Release.
Any cancellation/change to the booking made more than 120 days prior to the arrival date will result in a penalty, or forfeiture of 25% of the amount of the total rental charges. Any cancellation/change to the booking made 61-120 days prior to the arrival date will result in a penalty or forfeiture of 50% of the amount of the total rental charges. Any cancellation/change to the booking made within 60 days of the arrival date will result in a penalty or forfeiture of 100% of the total rental charges. Guests may wish to purchase travel/trip cancellation insurance. Our location in the Caribbean puts us at risk of hurricanes, particularly during the period June 1 to November 30. If it is necessary to evacuate guests for their safety, we will not be liable for airline charges or the cost of alternate accomodations. If you must depart the island and leave the home early, we will hold your deposit for credit against a future stay in the home during the next two years. If the home becomes unavailable due to irreparable damage by an act of God, we will issue a refund.
The home is to be used by the maximum number of guests listed in your contract only. Guests agree to adhere to the rental policies published on our website and rules posted at the home.
Guests must leave the home "broom clean" upon checkout. Guests are advised that lost or stolen personal items are not the responsibility of the homeowner. Guests will have a set of keys and are solely responsible for the safekeeping of their items during their stay. Any damages to the home as a result of Guests' actions or negligence are the reponsibility of the Guests. Guests shall reimburse the homeowner for all damages/costs in excess of the security deposit; any security deposit in excess of the damages/costs will be returned to Guests within 30 days of their departure. Guests shall hold the homeowner harmless from all claims or causes of actions arising from the rental and occupation of the home. Participation of any activity while at the home is voluntary and performed at Guests' risk. Guests agree to release, discharge and hold harmless the homeowner from any/all liability, loss, damages, costs and expenses, (including attorney's fees), claims, suits and demands arising from any accident, loss (personal or physical) or damage whatsoever, during Guests' stay at the home. Guests agree to waive any right to bring a legal action arising out of or relating to participation by Guests in any activities or use of the equipment, facilities or services provided. This waiver includes but is not limited to the use of all equipment, recreational facilities, pool, residential areas, decks, balconies, sidewalks, paths, stairs, trails and passageways on the property.
